Calendar Event: Leaking around roof vent and AC? Posted: 25 Sep 2013 at 5:04pm |
We managed to arrive in Denver on September 11th at the start of the recent rains and flooding. It rained for 5 days straight. Our Pod is a 171 which we purchased in 2011, no previous problems with leaks from the roof during rains, but this time even with the vent cover above the bathroom completely closed tight it began to drip water from the corner where the inside vent exhaust frame is fastened to the ceiling. That was not too disconcerting since it was dripping onto the shower floor, but then the AC (even though it was not running) began a drip from the back louvers onto the floor. Not exactly sure how to fix this water leakage since there does not seem to be any visible apparent exterior seam damage around the vent or the AC. Any suggestions on how to reseal or take care of these leaks? Thanks!

The A/C has a thick seal between the part you see on the roof, and the roof itself. If you take off the inside cover (8 or 9 screws) you'll see four bolts which hold the outside parts to the inside parts. Tightening these 4 bolts may solve your problem if they've worked a little loose. However, keep an eye on that roof seal. It shouldn't be tightend down more than 1/2" thick. If you get to that point and it is still leaking you need a new roof seal.
As for the fan leaking, look at the caulk on the roof around the vent. You probably need to remove the old stuff and recaulk - along with the other caulk on the roof around the antenna, sewer vent, etc.
